Rules for Blackwater Highway 90 RV Park

For dog owners

Dogs over 15 lbs are not allowed .Dogs with fleas or worms are not allowed. No biting or fighting dogs allowed. Typically, dogs cause most the trouble in RV parks. Your guests dog is not allowed here if it is over 15lbs. If your dog poo’s in the area between the campers please pick it up. Florida campground rules states that Florida is a pick it up state and is regulated by Florida Department of Health. Please don’t flush plastic bags. Put plastic dog poo pickup bags in the dumpster. Dog poo in plastic bags stink for a long time and cannot degrade naturally. Do not put dog poo in plastic bags and leave it in miscellaneous places. Do not tie your dog to the sprinkler system. Up to two cats are allowed, they must be neutered with no fleas or worms.

The mail box

The mail box is in place so ups and fedx will make deliveries. You are welcome to receive packages. Please put your site # on the address. The mail box is not secure. Your private mail would be best received in a P.O. Box. Do not list this property as the physical address of your LLC or Corporation. If you receive frequent deliveries make sure your delivery person stays on the gravel road.

Cigarettes

The preferred way to dispose of butts is to put them in a disposable container like a water bottle or Gatorade bottle. If a big butt can is kept, it smells bad. Please don’t toss the cigarette butts on the ground. Disposable bottles have a cap and can be put in the trash.

Modifications

Do not modify any of the hookups here to fit your modifications. If my hookups and equipment does not work, please modify your stuff to fit. The Florida Department of Health regularly visits to check for sewage leaks and bad sewage lines. The sewer lines has to flow properly. Loops that don’t drain is not allowed. They issue citations to the rv park for sewage problems and any other nasty stuff that is in the campground. Old ugly campers are not allowed. No tarps over campers for more than a week. Leaks must be repaired because of fire hazard. Camper must be presentable enough not to devalue neighbors camper and the rv park as a whole.

The dumpster

The dumpster is fitted to dispose of 16 Rv’s household trash. Please do not put construction debris or large boxes in the dumpster. It is emptied once a week and is for everyone who stays in the park to put their household trash in. Your friends household trash is not allowed in the dumpster. Do not over fill the dumpster with non household debris. There is a burn ring at the T of park #2. If you receive big boxes put them in the fire ring. I will burn them when it is full. Or flatten the box before you put in the dumpster. The dumpster man likes to go on vacation and the truck breaks down often. If the dumpster is full to the point that the trash falls to the ground do not keep piling it up. Do not make a mess someone else has to clean up. The truck will be along soon. Like Christmas. He takes that week off.

The release of liability form

Everyone needs to supply a valid ID upon signing release of liability form. All occupants of any rv site on the property of Blackwater highway 90 RV Park must sign RLF. Any guest that visits the park more than five times per month or stays temporary for more than a week must show proper ID and read and sign release of liability form. You are responsible for your guests and responsible for paying damages done by your guests. If your guest can’t comply with the rules they will be asked to leave and not come back.

Blackwater Highway 90RV Park is not the home of any other LLC, corporation or business. No food trucks or food trailer’s allowed. No re renting your rv to other occupants. (Rental RVs are welcome). No nicknack stores, no shade tree Mecanic shops. No carpentry shops or loud stuff on a regular basis. No large delivery trucks. It is ok to use your rv to work at home on the computer or non physical type work. Limit the amount of people who visit Blackwater Highway 90 RV park for “customer” type relations. Lots of liabilities and I cannot take on more liability’s for your customers or deliveries. Typically if it’s not noticed it’s not an issue. If you need extra parking for trailers you are working with and have equipment on I do have extra parking. Please don’t park in the road. If you park in the road and your stuff gets ran over it’s your fault for parking in the road.

Security cameras are allowed but do not put them towards someone else’s window. Please respect others privacy. If taken overboard they will be removed. There is a system of game cameras on the property for your safety and security.

Complaints from others

We all must conform to society. If the same complaint is made by two different people about the same thing, we will be forced to resolve the issue or depart. Loud exhaust vehicles must be used courteously. No one wants to hear someone else’s loud exhaust. Particularly at night or early morning. Wake folks up and they will hate you and they will complain. Keep all vehicles on gravel road. Do not park in the road. Do not block anyone in. Do not block the turn around or the road.

Reasons for immediate departure

Threatening abuse to anyone in the park. Leaking sewage. Creeping at night. Bad dog. Destruction of camp ground property. Loud, drunk or disorderly conduct. Continuous visits by the police.

Thank you

Hooking Up

Sewage Hook up

Sewage hook up is important. Sewage leaks are regulated by Florida Department of Health and the RV park is regularly visited by an inspector. Sewage leaks is not permitted. The health department will shut down the site and require hazmat cleanup for sewage spills and leaks. The sewage hookup hose is required to run down hill in a straight line with no sagging that can collect poo. The health department writes tickets for poop saving hoses. The hose has to drain. The hose is not allowed to hold liquid of any kind. The folks behind your site will appreciate your sewage being correct. The gray water tank has to be dumped in the sewage system. Washing machine water has to go in the sewage system. Sewage spills require hazmat cleanup and is very expensive. The person who spills the sewage can pay the bill. If you have sewage leaks on your tanks, please move on. Sewage leaks are not allowed here.

Water hookup

The water hookup is required to have a back flow regulator in place on the spigot. It is brass and screwed on to the spigot. The health department will issue the rv park a citation if it is not in place. It keeps the water in your Rv from flowing back into the system if the system looses pressure. Make sure there is a rubber washer between all water connections. Always have at least 4 feet of slack in the hose. The pvc will break if it is jerked on or tripped over. The water is supplied by East Milton water system and is potable. They charge by the gallon. It is ok to wash your rv or vehicles in moderation. If you break the water pipes you will be responsible for paying the extra water bill and the repair cost. If you have a leak I will turn the water off.

Electric hookup

Electric cord does not stink and can lay in a pile or run up hill. An extended electric cord is much better than a long sewage line. Long sewage lines stink. Long electric line does not stink. Everyone around will appreciate a long electric cord and a short well drained sewage line. Please leave enough slack in the line so it is not a trip hazard and does not damage the electric box if tripped over.

All utilities are underground. Do not drive poles or dig holes. If you do it could be a shocking experience! Or an expensive one.
